Civil Code Section 1102.19, which was enacted on October 2, 2019, by Assembly Bill 38, requires certain real estate disclosures for homes located in a very high fire hazard severity zone starting July 1, 2021.  This new mandate requires Fire Department personnel to inspect such property and prepare documentation showing compliance with the state defensible space requirements or the requirements of the City’s weed abatement ordinance.  In March of 2022, the Corona City Council amended Corona Municipal Code Chapter 15.16 to give the Corona Fire Department the authority to conduct these inspections and establish a fee.  Refer to Ordinance No. 3344.

Until April 6, 2022, CalFire was conducting the unfunded, mandated property inspections and the request for inspection would be through their office.  Effective immediately, all property sales in the City of Corona within the VHFHSZ shall be requested at fire.prevention@coronaca.gov or by calling 951-736-2220 option #1.

Property Sales located in the Very High Fire Hazard Severity Zone (VHFHSZ), within the City of Corona limits are considered LRA, local responsibility area and require a property inspection.

The fee for a property sales inspection is currently $170 and is required before the inspection is scheduled.  Fees are subject to change based on updated fee studies. 

Documentation of Compliance will be the Corona Fire Department inspection report.

Sellers of properties in the VHFHSZ are required to provide documentation to the buyer that the property is in compliance with defensible space requirements.

If the seller has not obtained documentation of compliance from Corona Fire Department by close of escrow, the seller and buyer shall enter into a written agreement whereby the buyer agrees to obtain documentation of compliance from the Corona Fire Department within one year of the date of close of escrow.

If a property inspection was been conducted by the Corona Fire Department within the prior 6 months of the time of the sale, the assessment is considered valid.
